Civita Community Guide

Altana, developed by TriPointe Homes, is an intimate community of 45 single family detached condominiums. There are 4 floor plans and some of the homes border the 15-20 acre Civita Park. A few of the homes have descent sized lots that could accommodate a pool. Those are the ones that border the Civita park to the back of the community. The floor plans go up to 3 bedrooms and from 1668sq. ft. – 2180 sq. ft.

Apex was developed by Ryland Homes and consists of 58 single family detached homes. These are considered the only detached product in Civita thus far. The homes have actual driveways and port a cache’s and their own backyards. This community is located at the top of Civita and is right next to the Civita Dog Park. The homes can go up to 4 bedrooms depending on the floor plan and the square footage ranges from 2092 to 2229 square feet.

Avella, by Toll Brothers, consists of 98 attached luxury condominiums with rooftop decking. These homes are currently under construction and range from 2-4 bedrooms, 1500 sq. ft.– 2300 sq. ft.  This line of homes has an option for an elevator to be installed in each residence.

Elevate is new construction by ColRich Homes. Based off of the Lucent product, these homes are also single level condominiums with an elevator on each floor and your 2 car private garage on the main level. They range from 2-3 bedrooms and 1373 sq. ft. to 2021 sq. ft. They have 5 multi level townhomes that do not have elevators and are located on Civita Blvd. They are currently selling out of their Sales Office in Civita.

Frame and Focus was developed by Shea Homes and consists of 147 attached single family condominiums that are two and 3 stories. The floorplans are a little more traditional than an Origen Skyloft product but are also well thought out in design. The Frame line of homes border the exterior of the community and may have a backyard, whereas the Focus line of homes are in the interior of the community and have small courtyards in the front of the home. This community has its own saltwater pool and Jacuzzi. Sizes range from 2-3 bedrooms and 1306 sq. ft. – 1983 sq. ft.

Lucent 1 and Lucent 2 were both developed by Shea Homes. Lucent 1 consists of 59 single level flats. Lucent 2 has 66 attached single level flats. They are 2 and 3 bedroom single level units with the exception of the penthouse product which consists of a two level home that has rooftop decking with an outdoor fireplace.  Homeowners park in the two car garage on the first floor, walk through a lobby, and take an elevator up to their single level living; or walk up the stairs on both sides of the building. The buildings have an illuminated homeowner keypad at the entrances to the building where guests can look up the homeowner’s name and push their code and they can be buzzed into the home by the homeowner. These floorplans consist of 2 – 3 bedrooms ranging from 1454 sq. ft. – 1898 sq. ft.

Promontory is being developed by New Home Company. There are two lines of homes here called The Bluffs and The Heights. They consist of 133 attached units here ranging from 1411 sq. ft. – 2188 sq. ft. The Bluffs are comprised of beautiful condominiums overlooking all of Mission Valley to the South. The Heights are attached product behind the Bluff buildings, yet some of these homes also have views overlooking Mission Valley. This development is still under construction and the sales office is open 7 days a week where the models are still open for viewing.

Social Garden

Social Garden is in the Origen Community within Civita. Origen consists of two lines of homes, Social Garden and Skyloft. The Social Garden line of homes have slightly more traditional floorplans than their counterparts at Skyloft. Both are 3 or 4 story vertically attached condominiums. The Social Garden homes are entered by walking to the front door via a landscaped courtyard. Slightly less dense than the Frame and Focus product. Very modern with contemporary finishes.

Skyloft

The Skyloft line of homes within Origen were designed to be a little edgier than the Social Garden. They have an abundance of glass, some with 20 ft. ceilings. The open loft concept is captured in many of these homes. However, depending on how the original buyer chose to build the home, some of these open loft floorplans will have the option that was offered to close off the bedroom entirely. This product will have two balconies vs. one balcony of the Social Garden line of homes. The Origen community consists of both the Social Garden product which is on the interior of the home and the Skyloft product which will border the community.
